yes. definitely. declining household size -> greater housing scarcity -> more crowded households (but not enough to offset declining household size)
that might be true. but overall persons per household have been in secular decline in CA, even though they remain higher than the national average. i’m on my phone right now, and can’t find an easy source re the last few years, but it’s a long term trend, and see eg www.capradio.org/articles/202...
California has lost population and built more homes. Why is there still a housing crisis?
Link Preview: California has lost population and built more homes. Why is there still a housing crisis?: Hans Johnson, a Senior Fellow at PPIC, breaks down the numbers on California’s declining population and how that’s impacted the housing market and availability of new homes. There are plenty, no doubt, but I think overall household sizes have declined. Some of that is the preferences of the inframarginal wealthy, other is Prop 13 encourages long tenure and empty nests in big houses.
it’s touching to see Donald Trump make such an effort to prove Gary Gensler right.
i guess one point to make is that declining numbers in a shitty game of musical chairs don’t really reflect “preferences”. if homes can’t be built + wealthier household size declines, net outflow is baked in, but it doesn’t really reflect a preference for the out place.
if a President issues a shitcoin, even though it may bear all the hallmarks of a classic pump and dump, one must consider the possibility it’s intended as a durable means of deniable bribery.
i must confess great ignorance of Grimes. she seems a bit weird and her taste in romantic partners not great, but beyond that, 🤷♂️

don’t initial here for ordinary matters.
there’s something sadly emblematic about this as a (nearly) last (non) act. what do Yoda say? do or do not.

playing around on redbook, it is all welcomes and smiles and cordial mutual curiosity. until someone asked about israel and, hooboy, that got ugly fast.
one doesn’t imagine one is piercing the deepest hidden precincts of a memer’s or chatter’s heart, for sure.
I agree a tourist’s view is superficial. But “Potemkin” claims suggest fake, unreal. Life in urban China — for a certain class, obviously — is materially pretty much as it’s represented to be. 1/
If you think short videos and memes are taking you to the true heart of anyone, you’re obviously a bit credulous. But exchanging kindnesses at a person to person level, however superficial they may be, is a contribution in human affairs. 2/
If your politics is threatened by that, it’s time to review your politics. I support a strong commitment by the US to Taiwan’s security. There’s no contradiction between that and warm feelings towards ordinary mainland Chinese. 3/
I strongly support Ukraine, look forward to its joining NATO, but support person to person connections with Russians as well as Ukrainians. Geopolitics is a shitty game, but mutual dehumanization makes it so much worse. Israel/Palestine, both sides of that, shows where that leads. 4/
